- Achievement of REALTOR during the year of the award
- Candidate should exhibit professionalism and success in the area of real estate and Board activities. In addition, service to the real estate industry should be considered a higher priority than productivity.
- Candidate cannot be a current Director or Officer
- Can be nominated by a Division, Director, Officer or any member

- Achievement with emphasis during the year of the award.
- Achievement based on Board activities & services.
- Candidate cannot be a current Director or Officer.

Candidate criteria:
- Open to all Southside Division REALTOR® members not acting as a licensed assistant (includes: agents, brokers, owners and managers.)
- Can be nominated by any Southside Division REALTOR member.
- Candidate must exhibit honesty and integrity.
- Candidate must show an unselfish nature and an unyielding willingness to help their peers.
- Candidate must show a willingness to help those in the community that may be less fortunate. (i.e. giving back to the community).
- Candidate must have participated in at least one Southside Division of MIBOR committee.
- The weight given for this award is:
75%
- Candidate's efforts in real estate
25%
- Candidate's efforts in the community
- There is no minimum time on the job limitation.
- There will be no emphasis on candidates written dollar volume or listings acquired.
- Past Spirit Award winners are not eligible.
